ParkSide Real Estate Capital arranges mortgage financing for all Retail Properties, in both Prime as well as secondary and tertiary markets. Retail properties are a preferred Loan type and Owners and Developers can expect highly aggressive Lender underwriting and significantly lower spreads.

Total Loan to Value / Cost not to exceed 90% (case by case) with a First Mortgage piece of 80%-85%. Mezzanine and Preferred Equity pieces only offered in conjunction with a First Mortgage.

1-10 Year Terms with 30 Year Amortization, Fixed or Floating Rate Interest Only options with Spreads based on 10 Year Treasury or 30 day LIBOR. Both CMBS and Portfolio loan placements provided.

Minimum Loan Size $ 8,000,000 and up. Large deal sizes preferred.
